Understanding Your Property Taxes
Dear Residents,
As property tax notices arrive in property owners’ mailboxes, I want to take a moment to explain how property taxes are calculated and where those tax dollars go.
Property taxes are one of the primary ways municipalities fund the services and infrastructure that residents rely on every day. Roads, parks, recreation facilities, water and wastewater systems, snow removal, planning services, and many other local services are supported through property taxation.
One of the most common misconceptions is that all property taxes collected remain with the municipality. In reality, a significant portion of your property tax bill is collected on behalf of other organizations or dedicated to regional services that support our community.
In 2026, the Village of Alberta Beach will collect approximately $2.78 million in property taxes. Of that amount, approximately 56.1% is directed to provincial requisitions, regional infrastructure, emergency services, and partner agencies. After these commitments are funded, approximately 43.9% of the total property tax levy remains available to support Village operations and services.

Another important factor in determining your tax bill is your property’s assessed value. Property taxes are distributed based on the assessed value of your property relative to the total assessment of all properties within Alberta Beach. As a result, individual tax bills may increase or decrease even when municipal tax rates remain stable.
Council understands that affordability remains a concern for many residents. Over the past year, Council and Administration have worked diligently to manage costs, prioritize essential services, and make responsible financial decisions. Through careful budgeting and long-term planning, significant effort has been made to keep the Village’s municipal portion of property taxes as stable as possible while continuing to maintain the services and infrastructure residents depend upon.
Understanding the Municipal Services Tax
Within the property tax amounts, Alberta Beach levies a Municipal Services Tax (MST) of $1,035.00 per property parcel.
Unlike assessment-based taxation, the Municipal Services Tax is charged equally to all properties because it funds services that benefit the entire community, including:
- Tri-Village Regional Sewer System
- West Inter Lake District Water Commission (WILD)
- Lac Ste. Anne Foundation (Seniors Housing)
- Regional Fire Services
- Community Peace Officer Services
- Street Lighting
- Garbage Collection
These services are essential to maintaining the quality of life residents enjoy and are provided community-wide regardless of individual property value.

Property taxes help support the infrastructure, facilities, parks, public spaces, and programs that allow these organizations and volunteers to thrive.
Property taxes are an investment in our future. They help maintain essential infrastructure and services while supporting the community spirit, recreational opportunities, and quality of life that make Alberta Beach such a special place to call home.
